A home does not start with a listing.
When people look for a flat, they choose more than square metres and a layout. They imagine the way home, a morning in the kitchen, the sea or the mountains nearby and how an ordinary day will change.
That is why in a conversation I care about your habits and plans: where you spend your time, what should be nearby, how you want your home to look in a few years. These answers help compare options by how you will actually live in them.
The city, the neighbourhood, the way to work and everyday details are part of the choice too.

How I work.
Every search has its own pace. These three steps help keep things clear all the way.
- 01
Listen first
We discuss not only the budget and the number of rooms, but your lifestyle, your plans and what your home must have.
- 02
Look beyond the flat
We compare the layout with the area, the route, the condition of the building and everyday costs.
- 03
Leave room for the decision
We note questions after viewings and calmly check the details before moving on.
Why I keep this journal.
Not every question starts with the words “I want to buy a flat”. Sometimes you first want to understand the country, take a look at its cities or imagine what life in Georgia would be like.
I collect notes here about real estate and life in Georgia. They can help you understand the subject before a personal conversation, or simply look at familiar places in a new way.
